How we host your property

Five steps, start to payout

This is the whole operation. Watch it run, or click any step.

A day at a managed property

The work you never see

You get a payout and a rating. This is what produced them.

A representative turnover day, not a log of one date. The events are the ones we run; the clock is an illustration of how they fall.

Straight answer

Where a $100 booking actually goes

Most owners have never been shown this. It is not complicated, it is just rarely volunteered.

Channel fee$3
Airbnb's host service fee, taken off the top before anyone else is paid.
Management$18
Our share, for running the listing, the guests and the turnovers. Quoted per property, after the assessment.
You$79
What reaches the owner before their own costs - mortgage, utilities, insurance, tax.

The cleaning fee is not in this bar. Guests pay it on top of the nightly rate and it goes to the cleaner. It is not taken out of your share, and we do not mark it up.

An illustration of the shape, not a published rate card. The management figure depends on the property and how much of the operation you hand over, which is why we quote after the assessment rather than printing one number here. Channel fees are set by the platform and change.

Your numbers, not ours

The estimator that will not flatter you

Every calculator in this industry invents a market rate and prints one large number. This one asks what you actually charge, and shows what reaches you.

What reaches you, before your own costs

$20,870$28,236

A band, not a figure. Short-term rental income is seasonal and lumpy, and any single number would imply a precision that does not exist.

What this does and does not do

  • It uses your rate and occupancy. We hold no market data we would stand behind, so we ask for yours rather than inventing any.
  • It makes no claim that we would improve either number. We do not know that, and anyone who tells you otherwise is guessing at best.
  • The management share is illustrative, as it is elsewhere on this site. Your fee is quoted after the property assessment.
  • Your own costs are not in here: mortgage, utilities, insurance, furnishing, tax. Nor is the cleaning fee, which guests pay and cleaners receive.

Questions

Common questions from property owners

What is Airbnb co-hosting?

Someone else runs the day-to-day while you stay the owner and host of record. The listing stays in your account and you keep the final say on pricing and house rules. We take the work: guest messaging, check-ins, cleaning schedules and maintenance.

Can you manage my existing Airbnb property?

Yes, and that is how most owners come to us. We take over an established listing without resetting its reviews or ranking, and agree any changes with you first.

Do you guarantee a certain income or occupancy?

No. Performance depends on demand, seasonality, competition, the property and the pricing, and no management company controls those. Anyone promising guaranteed revenue is hiding the conditions.

How much does it cost?

It depends on the property, the location and how much you hand over, so we quote after the assessment. Fee and scope in writing before anything starts.

Which Canadian locations do you serve?

They are listed on the Service Areas page. A market only works if we have reliable cleaning and maintenance capacity there, so we would rather say no than run a property badly. Outside the list? Ask anyway.

Can guests book directly?

Not yet. We will not put a booking button on a page that cannot confirm a reservation. Send an enquiry and we confirm availability with you.

Tell us about your property

Send the details. You get an honest read on what we would run, what we would change first, and what it costs.

If short-term letting is the wrong use for your property, we will say so.
